Property Refurbishment for Ms T. Mimnagh

Project: Property Refurbishment.

Ms.T. Mimnagh, Contacted us as she was looking for a company that specialised in property refurbishment and who could take on the full project from design to completion. We then organised a meeting with the client to discuss and agree costs, schedules, and programme completion time.

Shortly after we started the project, our first task was to disconnect all electrics and water feeds so as we could begin the strip out. All existing carpets, doors, frames, skirting boards, wall plaster, and bathroom suite were removed.

We then suggested to the client that opening up the existing Victorian period fire places would look fantastic and in character with the rest of the property as it was built in 1902. Nine skips later we were left with a bear shell now the rebuild could begin!

The first job was to complete all first fix electrical works so as the plastering could be started, some of the existing ceilings had to be taken down and were reinforced, and made level by fitting additional timber support beams with in the loft space.

Once all the plastering was completed we began fitting the new doors, frames, high skirting boards, new metre cupboard, new boiler cupboard, and pipe boxing. We also fitted additional radiators for more warmth and re painted the existing radiators.

The next stage was to tile the new bathroom and fit the new Victorian bathroom suite, we could then get the property cleaned and as dust free as possible ready for the painting and decoration work to begin.

After the decoration was completed we then fitted carpet throughout the whole property, accept the bathroom as that was a laminate floor.

Full Property Refurbishment For Miss M. Jones

Project: Full Property Refurbishment

The Megan Ms Jones approached us as they needed a company to undertake a full refurbishment of their property, as the property had been empty for quite some time and was in need of modernization.

Once we had discussed Megan’s requirements at the initial survey stage we then produced a full itemized schedule/quotation listing all the works needed to be done so as to achieve a lettable standard whilst keeping within Megan’s budget.

We started by disconnecting all electrical and cold water feeds and fitting a temporary safe power supply to work from, once that was in place we could then start the rip out starting in the kitchen are taking out the existing kitchen including all floor covering, and then working our way through the whole property removing skirting boards, doors, frames, windows, and all plaster was stripped off the walls leaving a bare shell to work from.

Once all the windows had been taken out we then supplied and fitted all UPVC windows using FENZA approved fitters.

All ceilings were over boarded and skimmed along with all walls, a new RCD fuse board was fitted and a full rewire of the property was completed, all new pipe work was installed ready to accommodate the new kitchen, bathroom and new central heating system.

We then fitted all the door frames skirting boards, kitchen, and bathroom including all floor finished.

All meter cupboards and electrical cupboards were hand built, to complete the property it was decorated through out to a high standard.

Once the property was finished the owner then asked us to complete the landscaping work to the rear of the property including supply and fit of a new shed.
